🏡 House Guidelines — Please Read Before Booking
We’re proud to share our privately owned, well‑maintained waterfront home with you. Because this is not part of a large rental pool, we ask all guests to follow these important guidelines so we can keep the space welcoming, clean, and comfortable for everyone.
👥 Guest Info & Booking Requirements
- Maximum occupancy — Up to 8 guests, including children over 24 months. Please confirm your guest count at booking so we can prepare the home properly.
- Minimum age to book — Primary guest must be 24+ and present for the entire stay.
- Cleaning fee — $190 cleaning fee (100% paid to our cleaner). Our home is immaculate, and we pay for premium service.
- Refundable damage deposit — $500 required for first‑time guests. $750 for 30 nights or more.
- Local & state taxes — 6% State Tax + 7% Fulton/Rockport Hotel Tax + 2% Aransas County Tax. Paid separately before arrival.
- Visitor policy — No overnight guests without prior approval. Registered guests only in the pool area.
- Contract & waivers — Rental agreement, photo ID, and HOA‑required pool/hot tub waivers must be signed.
- Winter Texan stays — January & February require 60‑night minimum, ending no later than Feb 28.
📜 House Rules
- No parties or events — Family‑friendly neighborhood. Not a spring‑break party house. March is limited to family spring break or groups aged 24+.
- Holiday scheduling — No check‑ins/check‑outs on Thanksgiving or Christmas Day. Exceptions require a 2.5× cleaning fee ($687.50).
- Registered guest count — Guest count must match the reservation. Submit an alteration request if your group size changes.
- Over‑occupancy policy — More than 8 guests (over 24 months) without permission results in $50 per person + $500 over‑limit fee or removal.
- Wi‑Fi equipment policy — Disconnecting the modem/router violates policy and may result in removal without refund.
- No pets or animals — Due to severe allergies, no animals of any kind.
- Bringing a pet = removal with no refund OR
- $500 convenience fee + $800 anti‑allergen deep‑cleaning fee (non‑refundable).
- Service animal law — Misrepresenting a pet as a service animal violates Texas HB4164 (penalty: $1,000 + 30 hours community service).
- No smoking — No smoking/vaping inside, on porches, or on the deck. Smoking allowed 10 ft away from doors/windows. No littering cigarette butts.
🧼 Departure Day Instructions
We appreciate your help keeping the home in great condition. Before leaving, please complete the following:
- Wash hot tub/pool towels — Night before departure: wash/dry colored pool/hot tub towels; leave them in the dryer.
- Leave sleeper items open — Leave sofa beds and pack ’n plays open. Do not strip bedding.
- High chair/booster — Leave out and open if used.
- Do not wash linens — You may wash linens during your stay, but not on departure day.
- Run dishwasher — Load dishes, add detergent, and start the cycle.
- Take out trash — Tie bags and place them in the outside bin.
- Secure hot tub — Lock the hot tub cover.
- Turn off grill gas — Ensure the gas tank is off. Cover the grill and tuck the cover securely so it doesn’t blow away.
Cancellation Policy:
For short term rentals (under 30 days), guests must cancel 30 days in advance for a 100% refund. 15-29 days for a 50% refund. 14 days or less, there is no refund. If we re-book your dates, you will receive 100% of the re-booked dates
For 30 days or more, guests must cancel 60 days in advance for a 100% refund, 45-59 days for a 50% refund. 44 days or less there is no refund unless we rebook all or part of the dates. You will be refunded only for dates that rebook.
*We do suggest travel insurance as an option. You can find multiple options on the internet.

Payment options: Business Venmo (credit card, 2.9% fee will apply and will be collected separately after booking. This fee is non refundable if reservation is cancelled); Zelle, regular Venmo or personal check. Personal checks must be drawn on a local to owner national or local bank and received a minimum of 30 days in advance of check in date.
