• Free Roku TV and Basic Spectrum, plus a lot of childrens programming.  Please bring your own Netflix, Prime, etc! Apps are all available on all the TVs

• Gas grill, kitchen appliances (toaster, blender, Keurig Duo), basic spices
• All linens and towels.
• Home is on contract and treated bi-monthly by Orkin for pests.  Due to the often humid and hot conditions as well as being next to the water, bugs are just part of mother nature.  We do everything we can to keep the pests out. We just ask you do the same by keeping the doors closed at all times.

House Guidelines

We’re proud to share our privately owned, well maintained home with you. It’s not part of a large rental pool, so we simply ask that all guests respect a few important guidelines to help us keep the space welcoming for everyone who stays.

Guest Info & Booking

• Maximum occupancy: 8 guests (including children over 24 months). Please confirm the number in your party at booking so we can prepare the home accordingly.
• Minimum age to book: 24. The person booking must be present for the full stay.
• Cleaning fee & Deposit: Cleaning fee of $180 is required of all guests (rate will show $140, please bear with us while I get this fixed).  Fully refundable damage deposit of $500 required for first time guests
• Visitor policy: Up to 5 daytime visitors allowed (10am–9pm). No overnight guests, please. The registered guest is responsible for any damage or extra cleaning caused by their group.  Visitors are NOT permitted in the pool or pool area.
• Contract & waivers: A signed rental agreement, photo ID, and waivers for pool and hot tub use (per HOA) are required.

House Rules:

✧No parties or events. This is a family friendly neighborhood, but our home is not party central and is not a spring break party house

✧Holiday scheduling: We are unable to accommodate check-ins or check-outs on Thanksgiving or Christmas Day to allow our cleaning team time with family. If an exception is necessary, a 2.5x of the full cleaning fee of $280 will apply, in the amount of $700  (as noted, for regular reservations we do not charge our guests the full cleaning fee)

✧As the guest making the reservation, you agree guests are limited to the number registered. If that number increases, please put in an alteration request so the house may be prepared properly for more people. No extra guest fees if the guest total remains at six or under. There is a small charge for guests number 7 and 8, as charged by our cleaning company for additional linens, towels, quilts and cleaning.

✧If there are more than six (6) guests over the age of 24 months at the home at anytime without prior permission, or over eight (8) if you registered for eight guests, you will be charged a $500 over the limit fee or be asked to leave. No exceptions.

✧Intentionally disconnecting the modem/router violates our policy, which may lead to removal from the property without a refund.

✧No Pets or animals of any kind due to owner and grandchild’s severe allergies a✧nd it must remain animal free. Thank you! Guest will be asked to remove the pet or leave the property with no refund. If you want to keep your pet at the home, there is a $500 convenience fee and an extra anti-allergen deep cleaning fee of $800 payable immediately. Non refundable. No exceptions

✧State law prohibits misrepresenting a pet as a service animal. Texas House Bill 4164 outlines the penalty for people misrepresenting their dogs as service animals when they are not specially trained. The State fee for violating this law is $1,000 and 30 hours of community service. This will be enforced.

✧This is a non-smoking property. No smoking of any kind (cigarettes, cigars, hookah, vaping, marijuana) is allowed inside, on the back or front porch or back deck. Smoking outside 10′ away from doors and windows is permitted. Do not leave butts on the driveway, street, yard, plants, or throw them into the water. If this is inconvenient, please consider another property more accommodating for smoker

Departure Day

We appreciate your help keeping the home in good condition.  Here’s what we ask before you leave:

• Please toss used hot tub/pool towels in the washer with detergent and start the cycle. Transfer to dryer and leave inside.
• Leave sofa beds and pack ‘n plays open if used—no need to put them away.
• Do not wash linens or towels on departure day (you may wash them as needed during your stay).
• Take out the trash Tie your bags and put outside in the bin.
• Collect any personal items and clear outdoor areas of belongings.
